This one-bedroom downtown condominium had a ton of positives - a great location, high ceilings and a large private patio just to name a few - but it needed a jolt to ensure this unit was memorable to buyers and stood out in the competitive downtown market.

An urban condominium can be a destination for many different types of buyers: young or retired, single or a couple but the one thing that unites them is a sense of fun - and loving Des Moines of course! So we immediately set in with modern pieces, colorful artwork and unique accessories, all of which were chosen to highlight the selling features of the property and help buyers envision the type of lifestyle they could live in this space.
Open concept spaces are appealing to many potential buyers, but vacant ones can backfire - challenging viewers to figure out a functional layout for themselves. Staging allowed us to show potential buyers how they could set up a lounge area, dining space and entry, as well as highlighting the large bar eating, built-in desk and the one feature that appeals to everyone - a built-in hanging daybed!
The risks of a bold staging strategy yielded a big reward in this case. "I think for sure staging is why our unit sold so quickly." said Ernst. In a building where units are taking an average of 44 days to sell, this one was sold in only 6 days! The property was recently destaged and is now ready for the new owner to infuse their own personality into the space.
